Estepona driveways: deciding between new paving, repair and renovation

In shortFor Estepona homes and communities we start by deciding what the driveway actually needs: new block paving on a correctly built base, a localised repair where it has sunk, or a surface renovation where the structure is sound. We then pave drives, garage approaches and parking areas across the municipality, from Cancelada, El Paraíso and Benavista to El Padrón, Costalita and Bahía Dorada.

How do we decide what an Estepona driveway needs?

We look at the symptom before talking about materials. Three questions settle most cases: has the surface sunk or rutted, has it only lost colour and gained stains or hairline cracks, or is it broken, loose throughout or simply the wrong layout for how you now use it? Each answer points to a different service, and only the last one usually justifies taking everything up.

When new paving is the right call, the work follows our driveway block paving method, and a garage approach is treated under garage entrances. The base for traffic loads guide explains why the layers underneath decide how long the surface stays flat.

When is a repair enough?

A repair is enough when the problem is local and the rest of the surface is sound. If one wheel track has dropped near a manhole or along an old service trench, lifting that section, rebuilding the base and relaying the same pavers through subsidence diagnosis and repair fixes the cause without replacing pavers that are still fine.

Likewise, if a stamped concrete drive is structurally intact but tired, a driveway restoration with cleaning, crack filling and a tinted acrylic resin in two coats changes its appearance without demolition. We work with Mapei products for that kind of renovation.

Which parts of Estepona do we serve?

The whole municipality, which belongs to the Costa del Sol Occidental comarca covered on the sister site's regional paving hub. The sourced area names below are listed only for orientation; nearby municipalities appear on our areas page.

  • Atalaya-Isdabe, Nueva Atalaya, Cancelada, El Paraíso, Bel-Air, Selwo, Valle Romano
  • Benavista, Diana Park, Guadalmansa, El Saladillo, Benamara
  • El Padrón, El Velerín, Costalita, Bahía Dorada

What paperwork might be involved in Estepona?

That depends on what the job touches. For outdoor paving in Estepona, the applicable procedure is the one in the current municipal ordinance; Andalusian law (LISTA, article 138.1.a) places minor works without a project under a responsible declaration, but the town hall decides how a given job fits. A lowered kerb at the public road needs its own authorisation, on the terms the town hall sets.

For a community, the owners' meeting must approve work on common elements under the Horizontal Property Law. We execute the paving; drafting technical projects or permit applications is outside what we do, and we will tell you if a job appears to need one.

How do you start?

Send us a photo and the approximate m² – free, no-obligation quote. Include one wide shot of the whole drive, one close-up of the worst area with a shoe or tape for scale, and a line about what vehicles use it. If you are comparing budgets for the three routes, what a quote includes helps you read them side by side.

If the decision is still open after our visit, we put the options in writing with what each one involves on site, so you can compare them calmly, discuss them with family or co-owners and choose without being pushed towards the largest job.

Frequently asked questions

How can I tell if my Estepona driveway needs replacing?

Replacement makes sense when pavers are broken or loose across most of the surface, or the layout no longer suits how you park. If the damage is limited to a dip or to faded colour, repair or renovation is usually the more sensible and less disruptive option.

Can you repave only the garage approach and leave the rest?

Yes, as long as the junction between old and new is designed properly. We set a clean edge or a kerb line where the two surfaces meet so the transition does not become a weak point, and we try to match format and colour where a compatible product exists.

Do you cover Cancelada, El Paraíso and Benavista?

Yes. Those areas, along with Atalaya-Isdabe, Selwo, Valle Romano, Diana Park, Guadalmansa, El Saladillo, Benamara, El Padrón, El Velerín, Costalita and Bahía Dorada, are all within our working area in Estepona.

Is El Paraíso in Estepona or Benahavís?

It straddles both: one source places the urbanización in Estepona while the national statistics office lists an El Paraíso entity in Benahavís. Check which town hall your property pays local tax to, because that council sets the procedure for any works.

Can you renovate a stamped concrete drive instead of replacing it?

Our sister restoration site does exactly that: pressure cleaning, filling cracks and holes, masking edges, a tinted acrylic resin in two coats and an optional protective coat. It suits drives that are sound underneath but look worn.

What causes a block-paved drive to sink in one spot?

Typical causes are an under-built base, water washing out the fine material, an old trench or manhole that was poorly backfilled, or tree roots. We look for the cause before repairing, because relaying pavers on the same weak base brings the dip back.

Do I need permission to pave in Estepona?

It depends on the scope and the current municipal ordinance, which we cannot generalise. Minor works without a project usually go through a responsible declaration in Andalusia, but the town hall decides. Any work on the public pavement or kerb needs separate authorisation.

Can I see the base before the pavers go down?

Yes. If you are not on site, we photograph the excavation depth, the compacted base and the edging before laying. That gives you a record of what is underneath, which is the part of a driveway you never see again once it is finished.

Will my car be able to get out during the work?

Not across the area being dug and rebuilt. Plan to park on the street or elsewhere for the duration. On longer drives we can sometimes keep part of the route open, and we agree that in advance in writing.

What information speeds up a quote?

A wide photo, a close-up of the problem, the rough area in square metres, what vehicles use it, and whether a lorry can stop at the entrance. Mention if the property is in a community, since that affects who approves the work.
