Garage entrances: the short stretch of paving that works hardest

In shortA garage entrance, or apron, is the paved strip between the street or drive and the garage door. It takes tight turning, braking and standing vehicles, and it is where rainwater most often ends up. A good apron combines a fall away from the door, a channel drain in front of the garage door where needed, a firm edge at the street and an interlocking block pattern. We build and rebuild garage entrances across Málaga province.

Why is the garage apron the most demanding part of a drive?

Because almost every vehicle movement passes over it, often while turning. Cars swing in from the street, stop, reverse and turn again on a few square metres, and each manoeuvre twists the blocks underneath the tyres. On many properties the apron is also the lowest point of the plot, so water arrives there from the street, the drive and sometimes the roof.

That combination explains why the first signs of failure on a drive usually appear right in front of the door: blocks that rock, joints that empty, a dip in the wheel tracks or a puddle against the threshold. When those symptoms appear on existing paving, the route is a targeted repair, described on the sinking driveway page of our sister site. This page covers building a garage entrance new or rebuilding it fully.

How do you stop water running into the garage?

By setting the levels so that the apron falls away from the door wherever possible, and by intercepting the water with a channel drain where it cannot. A linear drain across the full width of the opening, just in front of the door, is the most common solution for a drive that slopes towards the garage, and it needs an outlet to a gully, a soakaway or the drainage system.

  • Fall away from the door: the simplest case, where the apron sheds water towards the street or a planted area.
  • Channel drain in front of the garage door: for drives that fall towards the house or garage.
  • Second channel at the street boundary: where water also arrives from the road or the pavement.
  • Raised threshold or door seal: helps, but should support the drainage rather than replace it.

The drain has to sit exactly at the finished paving level, slightly below the blocks either side, and be bedded and haunched so that tyres crossing it do not loosen it. Planning the levels and outlets is explained in our guide to falls and drains on driveways.

What are the most common mistakes at the garage door?

Most of them come from treating the apron as an extension of a footpath rather than a vehicle surface. The faults we are asked to correct are remarkably consistent, and nearly all of them can be avoided at the design stage.

  • Finished level too high, so the paving sits above the threshold and water flows inwards.
  • Channel drain set proud of the blocks, so tyres hit it and it works loose.
  • Sub-base no deeper than the one under the garden path, so the wheel tracks sink.
  • Stretcher bond running in the direction of travel, which lets turning tyres open the joints.
  • No firm edge where the apron meets a lawn or gravel, so the outer rows creep sideways.
  • Small cut pieces at the door line instead of a neat edge course.

We describe these faults, and how they show up after a few seasons, in our article on mistakes with slope, base and kerbs on garage entrances. The edge details in particular are covered in our guide to edge restraint on driveways.

How is a garage entrance built?

Like a driveway, but with closer attention to the levels at the door and the drain line. The order of work is set so that the drain and the edges are fixed first, and the blocks are then laid to meet them precisely.

  1. Check the threshold height, the door type and how the door seals at the bottom.
  2. Mark the finished level at the door and at the street, and calculate the fall between them.
  3. Excavate to formation and remove the old surface for authorised disposal.
  4. Lay and compact the granular sub-base in layers, deeper in the wheel tracks if needed.
  5. Set the channel drain and its outlet, bedded and haunched in concrete.
  6. Set edge courses along the door line and at the sides.
  7. Screed the grit bed, lay the blocks in an interlocking pattern, cut, compact and joint.

A shaped block such as the double-T, or rectangular blocks in herringbone, give the apron the interlock it needs. Where the garage sits at the bottom of a ramp, read sloping driveways too, because a ramp brings its own issues of grip and run-off.

What about community garage entrances and underground car parks?

Shared entrances follow the same principles but carry many more movements and involve the community's decision process. The entrance to an underground car park is often the meeting point of a ramp, a gate, a channel drain and the public pavement, all of which have to be kept working for residents during the works.

In Spanish communities of owners, work on common elements needs a resolution of the owners' meeting under the majority rules of article 17 of the Horizontal Property Law (Ley 49/1960); the community administrator confirms which majority a given job needs. Our car parks and communities page explains how we phase work so residents keep access.

Does a new garage entrance affect the public pavement or the kerb?

Only if the work extends beyond your boundary. Your apron usually ends at the property line, but many garages are reached across the public pavement, sometimes through a lowered kerb. If the job touches the public pavement or the kerb drop for a vehicle crossing, separate municipal authorisation is needed, and the town hall explains what its ordinance asks for.

On private land, Andalusia's Law 7/2021 (LISTA) places minor works of limited constructive scope that need no project under a responsible declaration, and each town hall's ordinance decides which procedure applies to the job. Our guide to vehicle crossings and permits gives a checklist of questions for the town hall.

What affects the cost of a garage entrance?

On a small area, preparation and drainage weigh more than the blocks themselves. Breaking out an old concrete apron, fitting a channel drain with a proper outlet and cutting blocks around the door frame take the same care whether the apron is large or small.

Prices are published only on our price site: see block paving cost per square metre and what a quote includes. Mention in your enquiry whether the water problem is new or long-standing, and where the drain could discharge, because that changes the work more than anything else. Frequently asked questions

Do I need a drain in front of my garage door?

If the drive falls towards the garage, almost certainly yes. A linear channel across the full width of the opening intercepts the water before it reaches the threshold. If the apron can fall away from the door towards the street or a planted area, a drain may not be needed.

Where does the water from the garage channel go?

The channel needs an outlet: a connection to the property's drainage, a gully or a soakaway, depending on what exists on site and what is permitted. We check the options before quoting, because a channel without a working outlet simply moves the puddle a few centimetres.

Why do blocks in front of my garage keep moving?

Usually because the base under the wheel tracks is too thin, the joints have emptied or the pattern does not interlock. Turning tyres twist the blocks, and without a deep base and full joints they loosen. On existing paving, the sister site for sunken paver repair explains the diagnosis.

Can the paving be laid level with the garage floor?

It can sit close to it, but the outside surface should normally stay slightly below the inside floor and fall away or drain, so water cannot flow inwards. The exact relationship depends on the door seal and the drain, and we set it on site before excavation.

Which block pattern suits a garage apron?

An interlocking layout: shaped double-T blocks or rectangular blocks in herringbone. Both resist the turning and braking forces concentrated on an apron. Stretcher bond running in the direction of travel is the pattern we avoid here, because tyres can open its continuous joint lines.

Will my garage be out of use during the works?

For part of the job, yes, because the apron is directly in front of the door. We agree beforehand where the car will be parked and plan the work so that the period without access is as short as the method allows. We confirm the arrangement in writing.

Can you rebuild only the apron and keep the rest of the drive?

Often, yes. If the rest of the drive is sound, we can rebuild the apron and tie it into the existing paving with a neat joint or edge course. Matching the colour of older blocks exactly may not be possible, so a contrasting border is sometimes the tidier solution.

Is a raised threshold enough to keep water out?

A raised threshold or a good door seal helps, but it should back up the drainage, not replace it. Water standing against the door eventually finds its way in or damages the door frame. The surface itself should shed or intercept the water.

Do community garage entrances need a vote of the owners?

Yes. Work on common elements in a community of owners needs a resolution of the owners' meeting under the Horizontal Property Law. The exact majority for a given job should be confirmed with the administrator, and we provide a written quote for circulation.

What photos help you quote a garage entrance?

One straight at the door from the street, one from the side showing the slope, a close-up of the threshold and the bottom of the door, and any existing drains. Add the width of the opening and the distance to the street, and mention any water that comes in.
